About Our Apartments

PAL apartments are located in Condominium or Townhome complexes located throughout Jefferson County, with 1 unit in Arapahoe County. We currently have units located in these cities:

  • Arvada
  • Lakewood
  • Littleton

We do not have an entire building that we rent. These are individual units that we purchased in different communities. This makes our program feel more like independent living for our tenants rather than a group home setting.

Basic Information about our Apartments

 

  • Each has 2 bedrooms with one or two bathrooms.
  • Some are single level, some are bi-level.
  • We supply the units with good quality appliances.
  • Washers and Dryers are available. *
  • Some units are in complexes with swimming pools.
  • All apartment maintenance services are provided by PAL through our maintenance worker.
  • All our units are located near transportation and shopping.

    * Some units have their own washer and dryer inside the unit, and some have community laundry facilities.

    How many people live in a unit?

    Generally, PAL apartments are rented to two people who share:

    • Rent
    • Phone (landline) – if you want to use one phone number for your unit
    • Electrical Bills
    • Technology fees – If you want Internet access. This can be wired to the whole unit, or if just one person wants Internet access, then it can be wired to one bedroom. This would be at the tenant’s expense.
    • Cable or Dish – This can be wired to the whole unit, or if just one person wants cable or dish, then it can be wired to one bedroom. This would be at the tenant’s expense.
    • Groceries – Some tenants choose to make a menu together, shop together, cook together and so split the grocery bills. Sometimes it is better to take care of groceries independently and not share the cost. In this case, the kitchen, common closet, and common storage space is split in two so each roommate has space for their own groceries and supplies.
    • Water is paid for through the HOA fees, and therefore PAL takes care of all water bills. HOA fees are collected as part of the rent and not in addition to the rent.

    You said, “generally two people.” Are there other arrangements?

    PAL encourages our tenants to have a roommate. This helps to keep our tenants from getting lonely and makes you feel better about living on your own knowing that someone is there to talk to and have fun with. However, we do understand that there are instances where a person might desire to live independently. Therefore, we allow our tenants to rent an entire unit to themselves. They must then pay the full rent for the unit of $1,200.

    How do I qualify for the program?

    PAL tenants must:

    • Be able to live Independently with minimal supervision.
    • Have NO behavioral problems, and NO mental health issues.
    • Have NO Criminal history of any kind, and stay out of trouble with the law.
    • Be employed or be looking for/and have plans for employment.
    • Have the ability to handle the costs of living independently.
    • Have good, positive relationships with their surrounding neighbors.
    • Be honest and trustworthy and keep themselves safe.
    • Be willing to have a roommate and work on that relationship.
    • If applicable, have a clean rental history with no history of evictions or homelessness.

    We rent to drug-free, non-smokers, and marijuana is not allowed in our program, of any kind (not medical, not recreational, not edible, not smoked…)!

    There is no smoking, vaping, or marijuana use (of any kind) allowed in the PAL Program. Pets are not allowed in the Program, drugs are not allowed in the Program, and weapons are not allowed in the Program. No illegal activity of any kind is allowed in the Program.
